There is a 3rd option which is just like the set up with a work station, but in this area there is storage rather than a desk. Having a separate desk may look like more practical at first glance. This is an adult way of looking at the setup. Discuss this feature with your kids and you'll probably find that they're not so keen on it. By having drawers and storage space below the top bunk it makes the area underneath less fun. If you intend to maximise your storage area then you might be better of with a mid height bed with storage, rather than a bunk bed with futon?
